The Barn has a maximum occupancy of 6 guests and The Lodge has a maximum occupancy of 4 guests. These limits are in place because of our Septic tank. Therefore more than 10 overnight guests on the property is not allowed.

Any group gathering, event or party does need to have management involvement and depending on the requirements, it may or may not be approved.

Can I play outdoor music?

By all means, if you're in the Spa during the day and you're playing some soft tunes and they're not bothering anyone, sure its no problem. However if it's dark and we or other guests can hear your music, we WILL ask you to turn it off.

If you feel you need to crank up your boom box, then Abercrombie Ridge is not the right property for you. We pride ourselves on the tranquil and peaceful sounds of nature, and the silence that our guests enjoy from our property.

Our Electricity:

Does the property have electricity?

We do not have an unlimited supply of electricity as you do in the city. If all of the lights are on and you use the dryer, dishwasher, bathroom heat lamps OR oven at the same time, YOU WILL TRIP THE POWER.

Please use common sense; turn lights OFF when they are not in use, turn the air conditioning OFF if the windows are open; only use ONE appliance at a time TO AVOID LOSING POWER.

Does the property sometimes lose power?

Power Outages Sometimes Occur – Living in rural NSW, we sometimes have unexpected power outages which are caused by weather events or storms. We do have a generator for more extended outages; however, for small power outages, try to enjoy the experience and power will come back on again generally within the hour.

Is there a Generator on-site?

We do have a generator If a longer power outage is confirmed by Essential Energy, we will switch the Property over to generator power, this will only be done by the owners.

If the Generator is initiated, this will power the fridge and lights ONLY. All other appliances will be turned off until mains power resumes.

Each house and the Games Room do have open fireplaces, and ample wood available to keep you warm as well.

However, The firepit should NOT be used in windy conditions or left unattended. Guests are asked to FIND THEIR OWN firewood for the outdoor firepits.

Wood allocated in the house is for inside use only and should NOT be used in the outside firepits.

Are there any fire restrictions?

Due to local fire bans, OUTDOOR FIRES are NOT PERMITTED from September to May each year – fires started during these months without a permit result in a fine from the Rural Fire Service. This is a hard rule, no exceptions!

Outdoor firepits however, can still be used with caution, but must be extinguished and not left alone at anytime!

Is there Air Conditioning?

Yes, each house does have reverse-cycle air conditioning. Given our limited electricity available, please enjoy the experience of the inside fireplace during winter but if you do use the reverse cycle air conditioning for the warmer months, please keep all windows and doors closed to minimise the drain on our power supply.

The Games Room is a SHARED SPACE off the side of The Lodge. It is located opposite and about 50 meters away from The Barn.

Can we use the Games Room whenever we like?

For the most part yes, however, if there are guests staying in The Lodge, we ask that all guests share the Games Room and to use common sense when using the Games Room.

For example:

1. Be mindful of noise if other guests are in close proximity.

2. Limit cheering and screaming loudly.

3. Be aware of your surroundings.

4. Be responsible when using a shared space.

5. Reset the games for the next guest to use.

6. Don't trash the Games Room, it is a shared space for all to enjoy.

If other guests are on-site, then yes. As a typical rule, SUNSET is usually when we'd like people to stop using the Games Room. This provides quiet and respect to The Lodge guests.

If there are no other guests on-site, then a general rule, MIDNIGHT is usually when the Games Room is closed by us (because after all, we too would like to get some sleep).
